The deposit (fianza): what tenants in Barcelona should know
How much it is
For a residential lease in Spain the legal deposit is one month's rent, under the Urban Leases Act (Ley de Arrendamientos Urbanos). Many landlords also ask for an extra guarantee on top.
Where it's kept
In Catalonia the landlord has to lodge the deposit with the regional housing agency (INCASÒL) and gets it back at the end of the lease to return it to you.
When it should come back
The law says that if the deposit isn't returned within a month of handing back the keys, it starts accruing legal interest.
Why cleaning matters
Landlords can deduct for damage beyond normal wear and tear, and a dirty flat is one of the most common reasons for arguments at the handover. A clean flat and photos of every room make it much easier.

How much does an end of tenancy clean cost in Barcelona?
From €120 for an empty flat up to 40 m², from €190 for 40–70 m², from €290 for 70–100 m² and from €390 for larger or very dirty flats.
Does the flat need to be empty?
Ideally yes, so we can clean inside wardrobes and cupboards. If some furniture stays, tell us and we include it in the price.
Do you clean inside the oven and fridge?
Yes, inside the oven, fridge and microwave, plus the extractor hood and its filters.
Will this guarantee I get my deposit back?
Nobody can guarantee that, because the deposit also depends on the condition of the flat. What we can do is leave it clean and give you photos of every room to show at the handover.
What if the landlord finds something we missed?
Tell us within 24 hours of the clean and we come back to fix it at no extra cost.
How long does it take?
It's done in one day. Bigger flats or heavy build-up may take the whole day.
Do I need to be there?
No. You can leave us the keys and we send you photos when we finish.
Can you do it at the weekend?
